GUIDE TO BUYING

WHAT WE DO......

The services provided would include:

  • Perusal of proposed contract
  • Preparation of all transfer documentation.
  • Attendance to all necessary searches.
  • Liaising with your lender to organise the advance.
  • Perusal and advice concerning all mortgage documentation.
  • Arranging for and witnessing your signature(s).
  • Arranging settlement.
  • Stamping of documentation as necessary.
  • Calculation of rate adjustment.
  • Attendance at settlement.
  • Arranging for collection of keys, etc.
  • Complete settlement documentation for accounting/tax return purposes.
  • Advise agent that Settlement effected and directs agent to account to Seller for deposit less commission

Essential searches undertaken on your behalf:
  • Department of Natural Resources (Title).
  • Local Authority, including:
    1. Rates position.
    2. Building approvals.
    3. Zoning.
    4. Drainage plans.
  • Land Tax.
  • Pre-settlement Title search.
  • A Body Corporate search for unit buyers

Searches which may be required by your lender or by yourself:
  • Flood levels.
  • Town Planning Certificate.
  • Contaminated land.
  • Heritage listings.
  • Railways Department.
  • Electricity Department.
  • Queensland Building Services.
  • Registered Plan of Survey.
  • Main Roads.
  • Body Corporate search (if appropriate)

 

WHAT YOU DO....

Arrange for contract to be forwarded to us:
  • Insure Property.
  • Make reasonable endeavours to obtain finance. provide written confirmation (either personally or through financier) or by 5pm on the day before the finance date that:-
    1. Your finance has been approved; or
    2. Your finance has been declined and you wish to terminiate the Contract; or
    3. You wish to seek an extension of the Finance Date as you have been unable to arrange finance.
  • Once finance has been approved, ensure that all mortgage documents are signed and returned to your bank/broker.
  • Arrange for Building and Pest Inspection to be conducted on the property at least two (2) days before the Inspection Date.
  • Advise our office by 5pm the day before the Inspection Date that you:-
    1. Are satisfied with the Building and Pest report;
    2. Are not satisfied with the Building and Pest report and wish to terminate the Contract or seek compensation or rectification of the significant matters raised by the Inspector; or
    3. Wish to seek an extension of the Inspection Date as you have been unable to arrange for a search to be conducted.
  • Provide us with a bank cheque for stamp duty (unless being provided at settlement by your financier)
  • If any funds are being provided by you for settlement, you must provide those funds as a telegraphic transfer or bank cheques made payable as directed by Conveyance Xpress no later than one (1) business day prior to settlement.
  • Carry out pre-settlement inspection of the Property.
  • Attend to matters such as connection of telephone and electricity, changes locks, transfer contents insurance.
